Facts at a Glance

The Agency’s funding is derived primarily from four sources:

 (1) property tax increment generated from the redevelopment project areas, at least 20% of which is set aside for low- and moderate-income housing and varying percentages restricted to debt service,

(2) tax allocation bond proceeds, at least 20% of which are typically restricted for housing,

(3) grants, and

(4) other general revenues, including the proceeds of certain land sales, developer payments, rental income, loan repayments and investment income.

If your project is located in a CRA/LA redevelopment project area, prior to complying with plan check corrections or securing clearances from any City departments, please contact a CRA/LA planner for land use and design criteria.

Permit applicants often find out CRA/LA has specific land use and design criteria that require major design alteration only after they secure clearances and have complied with most plan check correction items. Redevelopment plans contain sections with very specific criteria for development that often vary from those of zoning ordinances. Applicants must comply with both requirements.

While architects are usually familiar with the zoning requirements, they may not be familiar with the redevelopment plan's requirements. Additionally, most redevelopment project areas have adopted Design for Developments, which are detailed guidelines that restrict or guide development either geographically or based on a proposed use.

A CRA/LA planner can inform applicants whether the site is historical or the use is prohibited before applicants spend time and effort complying with plan check corrections and obtaining clearances from City departments.
